Westminster Stamped Concrete repairs stamped concrete patios, driveways, walkways and pool decks across Westminster. We fill cracks, patch chipped spots and reseal faded or worn concrete. We look at the damage first and tell you whether a repair will hold, or whether that part of the slab needs replacing.

What we can repair

These are the kinds of damage we repair on stamped concrete:

  • Small cracks across the surface.
  • Chipped edges and corners, and spots where the top layer has flaked off.
  • Color that has gone pale in the sun.
  • Sealer that has gone patchy, cloudy or white in spots.

When we fill a crack or patch a chip, we tint the repair mix to match the slab and we press the same pattern into it while it is wet. We dust a release color on top before stamping, which leaves a darker shade in the low spots of the pattern, so the patch blends in with the rest.

When a repair is not enough

We only repair a slab that is still solid underneath. If a section has sunk, lifted, rocks when you step on it or has broken into pieces, a patch we put on top would crack again in the same place, so we suggest cutting out just that section and pouring new stamped concrete there.

We also check the control joints. These are straight lines we cut into a slab, so that if it cracks, it cracks along them. If a crack runs right next to a joint, we clean it out and seal it rather than patch over it.

Bringing back faded color and worn sealer

If the color has gone dull, we clean the slab and roll on a wet-look sealer, and the wet-look sealers we use make the color on stamped concrete look deeper. If the old sealer has gone patchy or white, we strip it first.

After we wash the slab, we keep the dirty water out of the street and the gutter. The EPA says rain that runs off hard surfaces goes straight into a storm drain, with no soil, plants or water treatment plant to filter it first.

Dust and wet mix on a repair job

OSHA says cutting, sawing and grinding concrete makes very fine silica dust. It says breathing in those tiny particles raises the risk of serious diseases, including silicosis, an incurable lung disease. When we cut out a broken section or grind a crack, we keep the dust down with water or a vacuum on the saw, and we ask you to keep doors and windows near the work closed.

The repair mix we use is cement-based. OSHA says wet portland cement, an ingredient in concrete, can burn the skin, and it calls these cement burns. We ask you to keep kids and pets off the area until we've finished.

What to get in writing

Ask for these in writing, whoever you hire:

  • Which cracks and spots will be repaired, and which parts will be cut out and replaced.
  • How the repair will be colored and stamped to match the old slab.
  • Whether the old sealer will be stripped, and the name of the new sealer.
  • Where the wash water will go.
  • Who will call the city about a permit, if the job needs one.

Questions about stamped concrete repair in Westminster

How much does stamped concrete repair cost?

We price each repair once we've seen the damage, and you get that quote in writing. If replacing the section is an option too, we price that as well, so you can compare the two.

Will the repair match my old concrete?

We tint and stamp each repair to blend in. A patch we lay next to concrete that has had years of sun can look a little different at first, so we mix a small sample on site and show you before we start.

Can you repair the public sidewalk in front of my house?

The City of Westminster says all work on public rights-of-way, including sidewalks and curbs, needs a permit issued to a licensed contractor. We tell you up front if the damaged part is the public sidewalk by the street. It also says the Colorado 811 locate number must be on every right-of-way permit application.

Do I need a permit for a stamped concrete repair?

Before we start, we call the City of Westminster's Building Division at 303-658-2075 about your job, and we tell you who will apply for any permit it needs. The city says homeowners who live in the home can do the work and apply for the permits, and that if you hire a contractor, the contractor must be signed on to the permit.

How should I clear snow off a repaired slab?

The City of Westminster says residents have to clear all snow and ice from the sidewalks within 24 hours of the end of a storm. On a walk or front step we've repaired, we suggest a plastic shovel blade so you don't scrape the new sealer off.

What if my slab is too far gone to repair?

We'll tell you straight. On a slab that is worn but solid, we can put a stamped concrete overlay on top, and on one that has broken up, we can pour new stamped concrete patios or stamped concrete driveways in its place.

Do you repair stamped concrete outside Westminster?

Yes, we do. We also repair stamped concrete in Arvada, Broomfield, Thornton and Northglenn.
