Westminster Stamped Concrete resurfaces worn patios, driveways, walkways and pool decks across Westminster. Resurfacing means we spread a thin new coat of cement-based mix over your old concrete, so the slab looks new again and we don't have to tear it out.
When resurfacing works
A new coat only fixes the top, so we check the whole slab before we quote. We resurface concrete that is still flat and firm but has a rough, pitted or stained top, or spots where the top layer has flaked off. If a section has sunk, lifted, rocks when you step on it or has broken into pieces, a new coat would crack again in the same place, so we suggest cutting out that section and pouring new concrete there.
How we resurface a slab
On the slabs we resurface, we start by cleaning the old concrete and grinding the top so the new coat can grip it. We fill cracks and chipped spots, then spread the mix in an even coat.
We keep the control joints open through the new coat. These are straight lines we cut into a slab, so that if it cracks, it cracks along them. If we covered them over, the old slab would crack under the new coat and the crack would show through. When the coat has hardened, we roll on the sealer.
Finishes we offer
The resurfacing coats we lay can have a few different finishes:
- A broom finish, where we drag a stiff brush across the wet coat to leave fine lines that give shoes more grip.
- A smooth finish, which we suggest for covered patios more than for walks and steps.
- A spray texture, where we spray a second coat in small splatters and flatten the tops, so the surface has a light pattern.
- A stamped pattern, which we cover on our stamped concrete overlays page.
We can also color the mix before it goes down, or stain the new surface with concrete staining.
Wash water and the street
After we clean and grind your slab, we wash it, and we keep the dirty water out of the street and the gutter. The EPA says rain that runs off hard surfaces goes straight into a storm drain, with no soil, plants or water treatment plant to filter it first.
Dust and wet mix on the job
OSHA says cutting, sawing and grinding concrete makes very fine silica dust. It says breathing in those tiny particles raises the risk of serious diseases, including silicosis, an incurable lung disease. When we grind your old slab, we keep the dust down with water or a vacuum on the grinder, and we ask you to keep doors and windows near the work closed.
The resurfacing mix we use is cement-based. OSHA says wet portland cement, an ingredient in concrete, can burn the skin, and it calls these cement burns. We ask you to keep kids and pets off the area until we've finished.
What to get in writing
Ask for these in writing, whoever you hire:
- Which parts of the old slab will be resurfaced, and which cracks will be filled first.
- How the old surface will be cleaned and ground before the new coat goes down.
- How the control joints will be kept open.
- The finish, and the color if the mix is colored.
- The type of sealer, and whether the first coat is in the price.
- Where the wash water will go.
Questions about concrete resurfacing in Westminster
How much does concrete resurfacing cost?
We price each resurfacing job once we've seen the old concrete, and you get that quote in writing. If a new pour is an option too, we price that as well, so you can compare the two.
What is the difference between resurfacing and an overlay?
When we resurface, the new coat gets a plain finish, like a broom or spray texture, and for a stamped overlay we press a pattern into the wet mix so it can look like stone or brick.
Can you resurface my driveway?
We look at the driveway first. Cars put more weight on a slab than feet do, so we only resurface a driveway that is solid and has no sunken spots. If it isn't, we quote you for new stamped concrete driveways instead.
Can you resurface the public sidewalk in front of my house?
The City of Westminster says all work on public rights-of-way, including sidewalks and curbs, needs a permit issued to a licensed contractor. We tell you up front if the worn part is the public sidewalk by the street. It also says the Colorado 811 locate number must be on every right-of-way permit application.
Do I need a permit to resurface my patio?
Before we start, we call the City of Westminster's Building Division at 303-658-2075 about your job, and we tell you who will apply for any permit it needs. The city says homeowners who live in the home can do the work and apply for the permits, and that if you hire a contractor, the contractor must be signed on to the permit.
How should I clear snow off a resurfaced walk?
The City of Westminster says residents have to clear all snow and ice from the sidewalks within 24 hours of the end of a storm. On a walk we've resurfaced, we suggest a plastic shovel blade so you don't scrape the sealer off.
Do you resurface concrete outside Westminster?
Yes, we do. We also resurface concrete in Arvada, Broomfield, Thornton and Northglenn.
