Westminster Stamped Concrete puts stamped concrete overlays on patios, walkways and pool decks across Westminster. An overlay is a thin layer of cement-based mix that we spread over your old concrete and stamp with a new pattern, so you get a fresh surface without tearing the slab out.

When an overlay is the right choice

We only lay an overlay on a slab that is still solid underneath, so we check your old concrete before we quote. If it is flat and firm, with only worn spots, stains or small hairline cracks, we can usually cover it. If it has sunk, lifted, rocked when you step on it or broken into pieces, the new layer would crack in the same places, so we suggest tearing it out and pouring a new slab instead.

We also check which way the old slab slopes. The overlay follows the surface under it, so if water already runs toward your house, we tell you before we start and talk through the fix.

How we lay a stamped overlay

On the overlays we lay, we start by cleaning the old concrete and grinding the top so the new layer can grip it. We fill cracks and chipped spots, then spread the overlay mix in an even coat. While the mix is still wet, we press rubber mats with the pattern on them into the surface.

We carry the old control joints up through the overlay. These are straight lines we cut into a slab, so that if it cracks, it cracks along them. If we covered them over, the old slab would crack under the new layer and the crack would show through. When the overlay has hardened, we clean it and roll on the sealer.

Patterns and colors

The overlays we stamp can look like flagstone (flat, uneven pieces of stone fitted together), slate, cobblestone, brick or wood planks. We color the mix before it goes down, and we dust a release color on top before stamping, which leaves a darker shade in the low spots of the pattern.

We bring samples to your house, so you can see them in daylight next to your siding and roof.

Snow and ice on an overlay

The City of Westminster says residents have to clear all snow and ice from the sidewalks within 24 hours of the end of a storm. On a walk or front step, we pick a pattern with a light texture, so a shovel slides over it without catching on deep grooves. We can also mix a grit into the sealer, so shoes get more grip when the surface is wet or icy.

Dust and wet mix on the job

OSHA says cutting, sawing and grinding concrete makes very fine silica dust. It says breathing in those tiny particles raises the risk of serious diseases, including silicosis, an incurable lung disease. When we grind your old slab, we keep the dust down with water or a vacuum on the grinder, and we ask you to keep doors and windows near the work closed.

The overlay mix we use is cement-based. OSHA says wet portland cement, an ingredient in concrete, can burn the skin, and it calls these cement burns. We ask you to keep kids and pets off the area until we've finished stamping.

What to get in writing

Ask for these in writing, whoever you hire:

  • Which parts of the old slab will be covered, and which cracks will be filled first.
  • How the old surface will be cleaned and ground before the overlay goes down.
  • Where the control joints are, and how they will be carried through the new layer.
  • The pattern name, the base color and the release color.
  • The type of sealer, whether grit goes into it, and whether the first coat is in the price.
  • Who will call the city about a permit, if the job needs one.

Questions about stamped concrete overlays in Westminster

How much does a stamped concrete overlay cost?

We price each overlay once we've seen the old concrete, and you get that quote in writing. If a new pour is an option too, we price that as well, so you can compare the two.

Can you overlay my driveway?

We look at the driveway first. Cars put more weight on a slab than feet do, so we only overlay a driveway that is solid and free of sunken spots. If it isn't, we quote you for new stamped concrete driveways instead.

Can an overlay go around my pool?

Yes, we can lay an overlay on a solid pool deck. If the deck has lifted or cracked badly, we quote you for new stamped concrete pool decks instead.

Do I need a permit for an overlay?

Before we start, we call the City of Westminster's Building Division at 303-658-2075 about your job, and we tell you who will apply for any permit it needs. The city says homeowners who live in the home can do the work and apply for the permits, and that if you hire a contractor, the contractor must be signed on to the permit.

What if my slab is too far gone?

We'll tell you straight, and we can break out the old concrete and pour new stamped concrete patios or stamped concrete walkways in its place.

Can you fix small damage instead of covering the whole slab?

Yes, we can look at stamped concrete repair first. If the color has only gone dull, we may just clean it and reseal it with concrete sealing.

Do you lay overlays outside Westminster?

Yes, we do. We also lay overlays in Arvada, Broomfield, Thornton and Northglenn.
